Planning Permission & Building Regulations
Most garden rooms fall under Permitted Development and don't need planning permission, provided they're single-storey, sit below set height limits, stay a reasonable distance from boundaries, and aren't used as separate self-contained living accommodation. Garden rooms under 15m² generally don't need Building Regulations approval unless they include sleeping accommodation; between 15m² and 30m² they may be exempt if more than one metre from a boundary. We'll confirm exactly what applies to your project and, where relevant, handle the Building Control process.
